New World Phu Quoc

Facts verified: 2026-08-09 · Updated: 2026-09-26

Khem Beach sits 10m from the property and the Hon Thom cable car 2.8km away, but the defining feature is the room stock: there are no hotel rooms here, only standalone villas with private pools. Reviews describe three-bedroom villas sleeping six, and nine with extra beds. The trade-offs are the sea itself, which reviews repeatedly describe as full of debris, and a layout where bedrooms are separate buildings.

Location & getting around — 10m to Khem Beach, 2.8km to the cable car

The resort sits on the Khem Beach shoreline in the island’s southeast. Khem Beach is 10m away, which means the grounds run onto the sand, and the Hon Thom cable car is 2.8km, with Sao Beach at 1.7km and the Phu Quoc Prison museum at 1.6km. The airport is 14.5km straight-line away, listed at around 25 minutes, and town is roughly 23km off.

This is a southern base. The cable car, Sunset Town and Sao Beach are all close; Duong Dong and the northern theme parks require crossing the island lengthways. Reviews put Sunset Town and the southern night market at about 10 minutes by car and repeatedly mention a free scheduled shuttle running there and back. An airport shuttle also exists — one review notes it was only usable on check-out day, and another that the fixed departure times did not match their arrival.

Road works on the southern axis mean travel times should be read as a range. One more thing to know before booking: Khem Beach faces southeast, so the sun does not set over the water here. If sunsets are part of the plan, the west coast is where they happen.

Rooms & occupancy — every unit is a standalone pool villa

The resort opened in 2021. Check-in is 3pm, check-out noon.

There are no hotel rooms. The stock runs Garden Pool Villa, Deluxe Pool Villa, Grand Pool Villa, Grand Deluxe Pool Villa and Premium Pool Villa, in one-, two- and three-bedroom layouts. A private pool comes as standard; one review measured theirs at 120cm deep and described it as comfortable for three or four adults at once.

Group size is the reason to book here. Reviews describe a three-bedroom Garden Pool Villa with three adults and three teenagers, a family of five in a three-bedroom, and a party of nine accommodated with extra beds. Separate bathrooms per bedroom come up repeatedly. One child under 12 stays free per bedroom on existing bedding, so with several children count bedrooms first.

The layout divides opinion. Bedrooms and living space sit in separate structures, so moving between them means putting shoes on, and one review notes it makes the group feel less gathered. The same review says that separation was restful in its own way. Being built into greenery, ants and small flying insects appear in a couple of reviews.

Facilities — a main pool, a children’s water park and private beach

There is a main pool, a children’s water park, a kids club and kids zone, private beach frontage, a spa with massage, steam room and sauna, a gym, restaurants and a poolside bar. Bike hire is listed. The average stay is three nights, and December is the busiest month.

The pools carry the property. Reviews describe the main pool running toward the sea with an open outlook, free beach towels, and one villa opening directly onto the infinity pool. The separate children’s water park is singled out in several family reviews. Family scores back that up: 8.9 both with infants and with older children, against 8.7 overall.

The sea is the caveat. Reviews repeatedly describe water that looked good from a distance but carried enough debris up close that people did not want to swim in it. Private beach frontage and several lifeguards are also mentioned. If sea swimming is the point of the trip, weigh this first.

Breakfast is listed as included. Reviews praise freshly baked bread and made-to-order omelettes, note Korean dishes including kimchi, and describe the menu rotating slightly each day — while another calls it thin for a five-star. Dinner taken on the property disappointed at least one review, and shower drainage draws a complaint as well.

Best for

  • Groups of six or more taking a whole villa rather than a stack of rooms
  • Southern itineraries built around the cable car and Sunset Town — 2.8km away
  • Days spent in the water on the property: a main pool plus a children's water park

Not ideal if

  • Swimming in the sea is the point — reviews repeatedly mention debris in the water
  • You want to walk out for dinner; there is nothing within walking distance
  • Sunset over the water matters: Khem Beach faces southeast, so it does not happen here

Compared & alternatives — two properties on one beach

Khem Beach holds two of the properties covered here, and they are not alike. JW Marriott Phu Quoc Emerald Bay sits 480m back from the sand but 2.4km from the cable car, mixing hotel rooms with villas. This one is 10m from the sand and entirely villas. Choose this for group size and a private pool, that one for hotel service and facility density.

If airport time matters, the southern belt is closer. InterContinental Phu Quoc Long Beach is 5.9km from the airport and Pullman Phu Quoc Beach Resort 5.1km, against 14.5km here. For walkable evenings, Seashells Phu Quoc is 230m from the night market.

The five areas are compared on airport distance, walkability and which way the beach faces in Where to Stay in Phu Quoc.

Bottom line — the maths works better the bigger the group

Ten metres of sand and nothing but pool villas. For six or more people sharing one roof, the layout beats booking a row of rooms, and the cable car at 2.8km keeps the southern half of the island within reach. The separate children’s water park is what family reviews keep returning to.

Against that, the sea itself draws repeated complaints about debris, and Khem Beach faces southeast so sunsets happen behind you. Decide whether the swimming happens in the pool or the ocean, and the choice resolves itself.

FAQ

How many people fit in one villa?

Reviews describe a three-bedroom Garden Pool Villa sleeping three adults and three teenagers, a family of five in a three-bedroom, and one group of nine with extra beds. Each bedroom is described as having its own bathroom. Bed configurations and extra-bed rules vary by villa type, so confirm at booking.

Can you swim in the sea?

Khem Beach is 10m away and private beach frontage is listed. That said, reviews repeatedly say the water looked good from a distance but held enough debris up close to put them off putting their faces in. Several describe swimming in the resort pool and water park instead.

How far are the cable car and Sunset Town?

The Hon Thom cable car is 2.8km away. Reviews put Sunset Town and the southern night market at roughly 10 minutes by car, and describe a free scheduled shuttle running there and back. Road works on the southern axis mean travel times are not fixed.

Is getting around the property easy?

Buggies run through the grounds. Reviews describe them arriving within one to five minutes when called from the lobby or breakfast venue, but also describe long waits when returning to a villa from elsewhere on site. Plan for a large property rather than a compact one.
