Two-bedroom units run 135 to 155sqm — the On the Rock 2-Bedroom Executive Villa at 135sqm and the By the Samu 2-Bedroom Premium Duplex at 150sqm.

Altitude kit does not vary here. All ten categories list heating and air conditioning together, with a balcony or terrace and a bathtub, and five add a whirlpool bath. Views split between valley and mountain, and the split cuts across identical floor areas — so the outlook is a separate choice from the size.

The caveat is uneven data on some categories. Reviews describe eating every meal on site and rate the breakfast buffet well — and separately describe being driven around the grounds in an electric buggy because the site is large. If you have heavy luggage or anyone who walks slowly, ask how transfers inside the resort work.

Character varies within the valley. Sapa Jade Hill Resort & Spa is 1.4km from the centre with 100 rooms, a kids’ club and an outdoor pool, topping out at a 90sqm Nest Villa. Ville De Mont has fewer units but starts where Jade Hill nearly finishes, at 85sqm.
