Twenty One Hotel
It fits when you want a residential Roman neighbourhood with the Vatican in reach rather than at the door. It does not fit if an early museum entry is the whole point — three properties here are closer to the basilica.

The one address here that is not organised around the basilica
Prati was laid out after 1870, on a grid, north of the Vatican walls — built to house the officials of the new Italian kingdom, which makes it one of the few genuinely 19th-century neighbourhoods in central Rome and one of the few where the shops are for residents.
The grid was reportedly aligned so that the dome of St Peter’s is not visible along its streets, and the main road was dedicated in 1911 to Cola di Rienzo, who had tried to replace papal power with a Roman republic. It is a quarter built next to the Vatican and pointedly not facing it.
Via Cola di Rienzo is its spine. Department stores, food halls and cafés, not souvenir stands. That is the argument for this address, and the table shows what it costs.
| Distance | Among the Vatican four | |
|---|---|---|
| Pantheon | 1.3km | closest |
| St Peter’s Basilica | 1.5km | furthest |
| Roma Termini | 2.8km | second closest |
| Colosseum | 2.8km | closest |
| Fiumicino Airport | 22.6km | furthest |
It is the furthest of the four from the basilica and the closest to everything else. For a Vatican-only trip that is backwards. For a week in Rome where the Vatican is one morning among several, it is the most sensible address on this side of the river.
Rooms — 96 of them, doubles and triples
Doubles and triples, including a double sold for single occupancy. The triple is the practical draw if you are three; Rome is short of them.
Three of twelve reviews raise how quiet it is, which is the most useful signal in the sample — Via Cola di Rienzo is a main shopping street and quiet is not what you expect from one. Cleanliness comes up three times.
There is no dominant complaint in the sample to explain the 8.3, which reads as a competent hotel rather than a troubled one.

Facilities — the fullest list on this side of the river
Bar, gym, lounge and restaurant. The other three Vatican-side properties in this comparison list one or two between them, so if you want a hotel to spend time inside on this side of the Tiber, this is it.
Breakfast is raised twice.
Prati has a metro and the historic centre does not. Line A stops at Lepanto — the station that serves Piazza Cola di Rienzo — and again at Ottaviano by the Vatican Museums. That is the structural advantage of this address over Centro Storico, where the archaeology keeps the metro out, and it is why the walking distances here understate how connected it is.

Best for
- Eating and shopping where Romans do
- Balancing the Vatican against the old city
- Wanting a gym, bar and lounge on this side of the river
Not ideal if
- You want St Peter's within a few hundred metres
- You need the station close
The score, and what sits behind it
8.3 from 6,863 reviews is the lowest of the four properties on this side. Reading the sample, there is no dominant complaint to explain it — cleanliness, quiet and the location are each raised three times, staff and breakfast twice.
That absence of a clear negative pattern, combined with a modest sample, is worth taking at face value: it reads as a competent hotel rather than a troubled one. Three guests raising quiet is the most useful signal in it, because a main shopping street is not where you expect that.
Facilities are the fullest on this side of the river — bar, gym, lounge and restaurant — where the other three Vatican addresses list one or two between them.
We have not stayed here. These are patterns across the guest reviews on the booking page, read on the date below, and we pass on only points several guests make.
Before you book
- 96 rooms, four stars. Doubles and triples are listed — the triple matters if you are three, since Rome is short of them
- Check-in 15:00, check-out 11:00
- Prati has a metro, and the historic centre does not. Line A stops at Lepanto — the station that serves Piazza Cola di Rienzo — and again at Ottaviano by the Vatican Museums. That is the structural advantage of this side of the river over Centro Storico, where the archaeology keeps the metro out
- City tax is added at check-out and scales with the star rating, outside the rate you booked (the bands are on the Italy page)

FAQ
Is Prati different from the Vatican area?
Yes, and that is the point. Prati is the residential and shopping quarter north of the Vatican walls, laid out in the late 19th century. Via Cola di Rienzo is its main street, with department stores and food shops rather than souvenir stalls.
How far is St Peter's?
1.5km, which is the furthest of the four properties on this side of the river. If an early museum entry is the reason for your trip, Starhotels Michelangelo at 360m is doing that job better.
What does it get right instead?
Balance. The Pantheon at 1.3km is the closest of the Vatican four, so the old city is a walk across the river. Guests raise the quiet and the location, three times each.
